Why have a Home Inspection?

You will know the property's condition that goes beyond just a walk through. Our inspections are thorough, and you will be informed up front before purchasing a property if repairs are necessary.  For example, if the roof needs replacing, structural problems, water damage signs, bad wiring, etc. A home inspection can reveal what could be costly repairs or that you are making a good sound purchase. 

 

Requesting a Home Inspection

You should request a home inspection right after you sign a contract if you are purchasing a property. Normally you will be given a certain number of days (5, 10 15, etc) to get this completed. Don't wait until the last minute our calendar fills up quite quickly. 

Do you need to be at the Inspection?

You are welcome to attend the inspection, but it is not required. We recommend showing up in the last 30-45 minutes to allow you time at the property during the inspection, answers to your questions and a briefing on any significant findings at the end of the inspection. 

How long does an inspection take?

The time depends on how large the home or building is. The larger the property, the longer the inspection. To give a point of reference, a 2,000 square foot home is usually about 2 hours. Also considered in the time of an inspection is what our inspector finds. More notes and photos if there are problem areas will add a bit to the time frame. 

How do you pay for an inspection?

Cash or Check 


If you are attending the inspection you can pay by cash or check to the inspector.
If you are not attending the inspection, you can mail a check at the time of scheduling your inspection to

Our process is very simple. Once the reports are ready, the inspector uploads them to the website.


You will receive a notification from the inspector to your email that includes a username and a unique password created just for you. No one else has access to your password for security purposes. (Even we don’t know what the password is.)

 

  • Click on the link provided.

  • Log in to the website and click on the Pay Now button. On this page you will be able to enter your payment information and make a secure payment. 

  • The next step will take you to your reports to view and download. 

We do not accept payment at closing if you are purchasing a property. 

Do I need to have a 4 Point and Wind Mitigation?

These reports can be requested from your insurance company and inspections usually take between 30 minutes to an hour. Our Full inspections include 4 Point and Wind Mitigation inspections at no extra charge.

Do you offer Termite Inspections?

Yes. We have a local Pest Contral company that works alongside us and schedule them for the same time or day of the inspection you have requested from us.  

Do you inspect Pools?

We check all visible Pool plumbing and pump equipment as well as surface floors, walls ladders and steps. Heaters are considered a specialty item and may or may not be inspected depending on ease of use for turning controls on and off. More sophisticated pool equipment is typically omitted from inspection. 

Do you inspect Septic Tanks?

We do not offer Septic Tank inspections but do have the following companies we can recommend.

Do you inspect for mold?

We do not offer mold inspections at this time.
